Local Homebuilder Plans to Open Seven New Communities in 2019
VISALIA, Calif. – San Joaquin Valley Homes (SJV Homes) had another positive year in 2018, closing 391 homes and opening three new communities, which marks a 21% growth rate compared to 2017, where the homebuilder closed 323 homes.
DINUBA, Calif. – San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital recently closed on 40 acres north of Nebraska Avenue and east of Viscaya Parkway in Dinuba and plan to build Vista Robles, a new neighborhood with 138 single-story detached homes. The partners plan to break ground this month and begin model construction in February 2019. The retail value of this project when it’s complete will exceed $38 million.

Local Home Developer to Build Summerlyn, Offering 150 Single-Family Homes
KINGSBURG, Calif. – San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital recently acquired 53 acres in Kingsburg, Calif., and plans to build Summerlyn, a new community offering 150 single-family detached homes. Construction is set to begin next month and a grand opening is tentatively scheduled for February of 2019.

PORTERVILLE, Calif. – San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital recently closed on 15 acres of farm land on Henderson Avenue in Porterville and plans to build Cambria, a new neighborhood with 80 single-family detached garden homes. The partners plan to break ground this month – and will begin model construction in January 2019. The retail value of this project will exceed $18 million.

TULARE, Calif. – San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital recently held a grand opening celebration at Brighton, a $34 million, 30.7-acre community offering 114 detached single-family homes in northeast Tulare. Five homes have already been sold and two homes are currently under reservation. The average price of these homes will be in the low $300,000’s.

BAKERSFIELD, Calif. – July 30, 2015 – San Joaquin Valley Homes has broken ground on Tuscany, three communities totaling 212 single-family homes on 66.5 acres in northwest Bakersfield, Calif., with a combined value of approximately $65 million. Homes are being built by SJV Homes on 53 lots in the community.
This will be the seventh project that SJV Homes has developed in a joint venture with Presidio Residential Capital, a San Diego-based real estate investment company, which acquired 116 lots at Tuscany last year in collaboration with Cornerstone Communities.
Land development on the first phase of the project began this summer and model homes will be opening in October with homes starting in the $300,000’s.
HANFORD, Calif. – Less than a year after the sales opening, San Joaquin Valley Homes (SJV Homes) announced that all 32 single-family homes at Mountain View, an infill community at the northwest corner of 11th and Houston in Hanford, Calif., have been sold.

The joint venture partners will build two new residential communities, Greystone and Ashton Park, totaling 218 detached single-family homes priced from the mid-$200,000s.
VISALIA, Calif. – San Joaquin Valley Homes (SJV Homes) had another strong year in 2016 with 305 homes sold. SJV Homes constructed and closed escrow on 297 homes in 2016 —a 25 percent increase over the 237 homes it closed in 2015. The company also opened three projects in 2016.

Viscaya’s 87 single-family homes in Dinuba, Calif., which celebrated a grand opening in November 2016, are in high demand as sales have been extremely strong. In December 2016, model homes opened at Pine River Estates, a 37-acre community offering 144 single-family homes located on Virmargo Street between St. John’s Parkway and Houston Avenue in Visalia.
VISALIA, Calif. – San Joaquin Valley Homes (SJV Homes) had another successful year in 2017, selling 349 homes and opening three new communities. The locally based homebuilder, which celebrated its fourth year in business last July, recently achieved the milestone of closing on its 1,000th home.
SJV Homes was the second busiest homebuilder in the entire Valley last year, with more building permits pulled than its competitors except Lennar. Most of these homes were constructed in Tulare County, where SJV Homes has long been the dominant builder. In 2017, the company also topped the list in King County with permits issued for 70 new single-family homes, according to data provided by the Construction Monitor, which tracks public building records nationwide.
Nora Garcia, Celedonio Jimenez and their four children bought the 1,000th home, which was also the last to close in 2017. SJVH, a Visalia-based homebuilder, presented the family with a $1,000 check, a gas barbecue, a $200 Lowe's gift card, a $200 Quality Meat gift certificate and a backyard fire pit donated by Lowes.
