Six Reasons To Buy A New Home Instead Of Using Home In The San Joaquin Valley

Lisa Walker • January 19, 2015

When searching for homes for sale in San Joaquin Valley, you may be torn as to whether you should purchase a used house, or whether buying a new home would be best for you and your family. This can be one of the toughest decisions potential homeowners have to make during the home buying process, as there are many positive benefits to each option. However, for many people the benefits of new housing clearly outweigh the benefits of old housing. Here are just a few of the many reasons you should consider purchasing a new home rather than a used one.

  1. The Intangible

There is just something about knowing that you are the only family that has ever lived in a house. It is a feeling that is hard to explain, but the house just feels a little more like yours. Buying a new home allows you to choose a floor plan that’s perfect for your lifestyle. You can tailor the living space to your personal tastes with additional rooms or garage space, and a selection of finishes such as cabinets, flooring and countertops.

  2.Modern Conveniences

When purchasing a used home, it is likely that you would not get the modern conveniences that are standard in many new construction homes. Even if an older home has new appliances, it may not have been built to accommodate space for modern conveniences such as a dishwasher, a wine cooler, a master bathroom, or an in-home office. Many newly built homes include these modern conveniences in their design giving homeowners the features they want without any need for remodeling

3.Efficiency

A brand new home is guaranteed to be more energy efficient than an older home. Today’s standard dual pane windows save energy, cut down on expenses and add to a home’s value. They can reduce energy usage by up to 24 percent in cold climates during the winter, and by up to 18 percent in hot climates during the summer, when compared to older, single-pane models, according to the Department of Energy. Newer homes also are sealed tighter at the doorways and windows, keeping the home cooler in the summer and warmer in the winter. Double-paned windows significantly reduce outdoor noise pollution, making them a valuable investment in the peace and quiet department.

4.More Square Footage

In any given price range, new homes tend to have more space for the money than older homes. This is generally due to the fact that, until recent years, square footage was not a large concern for home buyers. This is then reflected in the smaller size of many older homes. Newly constructed homes generally give you more indoor living space than used homes do.

 5.Built to Code

One of the most stressful things homeowners encounter is purchasing a used home and then finding out that repairs and retrofits need to be performed in order to make the house safe to live in and up to modern building codes. The fact is that older homes may not have been retrofitted to modern earthquake and electrical standards. These necessary repairs can end up costing you a great deal of money. By purchasing a new home, you can rest assured knowing that your home is a safe place in which to live that has been built with all modern codes in mind.

6.Everything is Beautiful

New homes have not yet been touched by the hands of time. Everything is pristine and beautiful from the floors to the ceiling and it will stay that way for a long time. There is nothing you need to fix, change or repair, saving money on maintenance and repair bills.
