San Joaquin Valley Homes, Presidio Residential Capital expect to build up new housing in Goshen this summer for single-family homebuyers

GOSHEN – SJV Homes will be handing over the keys to homebuyers in Goshen this fall as they prepare to construct some model homes in the town this summer.

On Feb. 15, joint venture partners San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital closed on a parcel of land in Goshen to build the neighborhood Stonebrook and Granite Hills, totaling 168 new single-family homes in the community.

“We’re very excited to start building in Goshen for the first time,” said Lana Fahoum, sales manager for SJV Homes. “Goshen is experiencing remarkable growth. Its population has jumped from around 3,000 to 5,400 since 2010.”

While SJV Homes has built multiple neighborhoods throughout the Central Valley, this is its first time building in Goshen. Stonebrook and Granite Hills are located at the northwest corner of Road 64 and Avenue 304. Model construction is slated to begin summer and the first homes will be released for sale in early fall.

At Stonebrook, where the builder will construct 93 single-family homes, homebuyers will be able to select from seven floor plans ranging from 1,590 to 2,855 square feet. Stonebrook Interiors has three to five bedrooms, two to three and a half baths and two and three car garages. Select plans will offer flexible room options providing the opportunity for customization for an additional bedroom and bathroom.

At Granite Hills, 75 homes will be built ranging from 1,494 to 2,290 square feet and be available in five floor plans. Plans are to feature three to four bedrooms, two to three baths and one- to two-car garages.

With this latest project, SJV Homes – in partnership with Presidio Residential Capital, a San Diego-based real estate management company – has now developed over 35 joint venture projects in the Central Valley.

Initially, SJV Homes faced uncertainty getting these developments underway due to sewer capacity limitations in Visalia. As reported by The Sun-Gazette last July, the Goshen Community Services District (CSD) requested additional wastewater capacity from the City of Visalia for the housing developments on April 27, 2023 but, for a little over half a year, was denied and left in limbo.

While Goshen CSD operates its own sewer system, it has purchased capacity from Visalia’s wastewater treatment plant since 1995. The district requested a near 50% increase to support the construction of the new homes, but the city temporarily rejected the request, saying it did not have enough sewer capacity to serve that many homes.

Ultimately, Visalia’s Public Works Director Nick Bartsch reversed that position in a Nov. 7 letter after the city conducted a short-term study to verify it had enough capacity available to meet the request. The CSD’s request was granted after the study indicated “the City believes it has adequate capacity to accept the proposed increase,” according to a December report from The Sun-Gazette.
