That’s why San Joaquin Valley Homes offers a straightforward broker co-op program designed to reward Realtors who bring qualified buyers to our neighborhoods. Register your client on their first visit, and we’ll take care of the rest, from contract to close.

Current Co-Op Commission Rates
San Joaquin Valley Homes offers co-op commissions of up to 1.5% at Andalusia and Sycamore Ranch, and 2.5% at all other neighborhoods*.
Commissions are calculated off the base sales price of the home — lot premiums, pre-selected options, and buyer upgrades are not included. Co-op is paid to the referring broker through escrow at the close of escrow.
How It Works
Four simple steps stand between your client and their new home — and your commission.
Be Present on the First Visit
You must accompany your client on their very first visit to each SJVH neighborhood to qualify for a co-op.
Register Your Client
Complete and sign the Broker Co-Op Registration Form at the time of the first visit. Late submissions are not accepted.
Keep Your Registration Active
Your registration is valid for 90 days. Need more time? Extend it in 30-day increments by notifying your SJVH specialist in writing within 7 days of expiration.
Collect at Close
Once your client closes escrow, the co-op fee is paid to your brokerage directly through escrow.
Program Guidelines & Eligibility
*To qualify for your co-op commission, all of the following conditions must be met at the time of registration and at close of escrow:
- You must be present with your buyer on their first visit to every neighborhood
- The Registration Form must be completed and signed at the time of the first visit
- The purchase contract or reservation must be executed within 90 days of the first visit
- Registration can be extended in 30-day increments with written notice to your SJVH specialist within 7 days of expiration
- Your client must successfully close escrow on a home in the registered neighborhood
- All contracts are written on builder’s forms
- Co-op is calculated off the base price only — lot premiums and options are excluded
- Both broker and agent must hold a valid, active California Bureau of Real Estate license at registration and at close
- Co-op fees are paid to the referring broker through escrow upon closing
- This program applies to one home per buyer — multiple purchases may be subject to a different fee schedule
