Secondary New Home Sales Specialist
About the Role
The Secondary-New Home Sales Specialist increases new home sales by engaging buyers, understanding their needs, and guiding them through the purchase process. They collaborate with external agents and marketing teams to promote new community developments. Serving as trusted advisors, they provide expertise on property features and financing to help customers make informed decisions. Secondary Specialists train under the guidance of a primary New Home Sales Specialist, with the opportunity to advance into a primary commission-eligible role with continued experience and strong performance.
Duties and Responsibilities
- Greet and qualify visitors touring the model homes and community.
- Present home designs, floor plans, homesites, and available options/pricing to prospective buyers.
- Assist with all aspects of new home sales from the first contact through the point of sale to closing.
- Guide buyers through financing options in coordination with preferred lenders.
- Overcome buyer objections and assist in closing sales, guiding prospective buyers confidently toward a signed purchase agreement.
- Provide timely and consistent follow-through with current customers from initial contact to after closing.
- Assist the primary New Home Sales Specialist in generating sales from realtors and the local community.
- Develop an in-depth knowledge of the competitive marketplace, including product, site, local community, sales, advertising, and demographics.
- Maintain accurate weekly records of all customer communication and daily traffic on the CRM platform.
- Participate in neighborhood promotions and marketing programs, and community events.
- Attend weekly training and sales meetings to review neighborhood status and sales strategies.
- Assist with monitoring the condition of the model homes and communicating with the field and office for maintenance.
Qualifications
Required Skills and Experience
- Must have good communication skills and be organized and efficient.
- Must be a team player with a strong work ethic, positive attitude, self-motivated, resourceful, professional, and capable of achieving weekly goals without extensive supervision.
- Experience in real estate sales, particularly in new home or new residential property sales.
- Current valid real estate license, or a recently obtained license with certification expected within weeks, as required by the State Department of Real Estate (DRE).
- Valid driver’s license and reliable transportation, with the ability to travel between communities. Community distances vary; please refer to our website at www.sjvhomes.com to see the communities.
- Comfortable working with computer software and CRM tools; experience with HubSpot (or a similar CRM) preferred.
- Bilingual skills a plus.

Work Environment and Physical Requirements
- Primarily onsite at model homes and sales offices.
- May require walking through construction sites and standing for extended periods. Ability to stand, walk, and tour homes for extended periods.
- Occasional travel between communities.
- Ability to lift up to 10-25 pounds (marketing materials, signage, etc.).

This is a non-exempt, hourly position eligible for overtime. Starting pay: $31.25 per hour ($65,000 annually, 40-hour workweek).
In addition to base pay, Secondary New Home Sales Specialists earn bonuses for supporting the primary New Home Sales Specialist in securing closed sales. Bonus earnings are uncapped under the current bonus plan, which governs eligibility and payment. (Flat base pay remains intentional for this training role; full commission eligibility opens up at the Primary New Home Sales Specialist level, referenced above.)
