The companies plan to build 175 detached single-family homes in the new Montebella community.


San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital recently closed on land in Dinuba, California, where they plan to build 175 detached single-family homes in a new community, Montebella. Construction on Montebella is slated to begin in May, with model homes available in late summer 2022.


“We are returning to desirable northwest Dinuba to build this new community, not just because we love this area, but also because of its need for new homes as inventory here remains low,” says Danny Garcia, vice president of sales at SJV Homes. “We think this is a great place for families and empty nesters because of its affordability and proximity to many of the region’s attractions and amenities.”


Montebella will feature single- and two-story homes with five floor plans ranging from 1,298 to 2,076 square feet in modern cottage, craftsman, or farmhouse exterior styles built on average lot sizes of 6,800 square feet. Some homes will be located on oversized lot corners or situated in family-friendly cul de sac locations. New homes will have three to four bedrooms, two to two-and-a-half baths, and two-car garages.


Flexible room options will be available on some plans, providing the opportunity for lifestyle customization with additional bedrooms or a home office. Kitchens will include a pantry and Whirlpool stainless steel appliances, and the homes will offer a variety of options and upgraded features, including colors and styles of flooring, countertops, cabinets, and appliances.


The Montebella community will be located in the Dinuba Unified School District and provides homeowners access to the nearby state Route 99.

SJV Homes, in partnership with San Diego-based real estate management company Presidio Residential Capital, has now developed more than 30 joint-venture projects in the Central Valley in California.
