Joint venture partners San Joaquin Valley Homes and Presidio Residential Capital have closed on a parcel of land in Northwest Porterville, to build two communities: Brookside and Laurelwood consisting of a total of 228 single-family homes. The new communities are located at the northeast corner of Westwood/Westfield.

Model construction is slated to begin in spring 2024, and the first homes will be released for sale in summer 2024. This is SJV Homes’ second and third Porterville communities, the first being Cambria which sold out in 2021.

“We’re very happy to be building homes again in Porterville,” said Lana Fahoum, sales manager for SJV Homes. “This is a wonderful city with an abundance of community activities. After building our first neighborhood in Porterville, we learned this is a highly desirable place for a variety of lifestyles.”

The 110 single-family homes to be built at Brookside will range from 1,298 to 2,076 square feet. At Laurelwood, homebuyers can choose from 118 homes with floor plans ranging from 1,735 to 2,855 square feet.

Both communities will have living spaces tailored to fit a variety of family sizes. Exteriors are designed in Tuscan, cottage, modern and traditional styles, and interiors have three to five bedrooms, two to 3.5 baths and two- and three-car garages.

Some of the plans will offer flexible room options providing the opportunity for customization. Kitchen features will include a pantry, center island, granite countertops and stainless-steel appliances. The heart of the neighborhood will include a large park. Neither Brookside nor Laurelwood will have added homeowner association dues.

The Brookside Development is being built adjacent to Summit Charter Academy Lombardi. Residents in the neighborhood have expressed their opposition to the project because there's currently only one access road to and from the school, Lombardi Street. Traffic can become extremely congested before and after school.

Developers of the Brookside Development say their development will alleviate traffic issues in the area, but residents in the neighborhood maintain they don't see how the large number of houses to be built won't do anything but make the traffic issue worse.

SJV Homes, in partnership with Presidio Residential Capital, a San Diego-based real estate management company, has now developed more than 30 joint venture projects in the Central Valley.
