The Sun-Gazette “Over 200 homes to come Porterville’s way”

Recent land acquisition allows two development companies to move forward with their plan of providing the city with 228 new homes by summer 2024


CENTRAL VALLEY – Porterville is set to get two new single-family home communities during the summer of 2024 now that joint venture partners San Joaquin Valley Homes (SJV Homes) and Presidio Residential Capital have closed on a parcel of land, which will soon contain 228 homes.


“We’re very happy to be building homes again in Porterville,” stated Lana Fahoum, sales manager for SJV Homes, in a recent press release. “This is a wonderful city with an abundance of community activities, (and) after building our first neighborhood in Porterville, we learned this is a highly desirable place for a variety of lifestyles.”


The parcel will be divided to create two distinct communities: Brookside and Laurelwood, both of which will be located at the northeast corner of Westwood/Westfield. Model construction is slated to begin in spring 2024, and the first homes will be released for sale in summer 2024. This dual project marks SJV Homes’ second and third Porterville communities, the first being Cambria which sold out in 2021.


Brookside will contain 110 of the total 228 single-family homes, and will feature floor plans that will range from 1,298 to 2,076 square feet. As for the other 118 homes in Laurelwood, homebuyers will be able to choose from floorplans ranging from 1,735 to 2,855 square feet.


Both communities will have living spaces tailored to fit a variety of family sizes and the exteriors will be designed in Tuscan, cottage, modern and traditional styles. The interiors of the homes will have three to five bedrooms, two to 3.5 baths and two- and three-car garages.


Some of the floorplans will offer flexible room options, which provides the opportunity for homebuyer customization; one such example being the popular kitchen features, which will include a pantry, center island, granite countertops and stainless-steel appliances.


The heart of the neighborhood will include a large park for the community to enjoy and students will be able to attend William Buckley Elementary School and Burton Middle School, both in Burton Elementary School District, as well as Monache High School in Porterville Unified School District.


Local employers include the Porterville Unified School District, Porterville Developmental Center, Sierra View District Hospital, Walmart Distribution Center and Eagle Mountain Casino. As an added bonus, neither Brookside nor Laurelwood will have added homeowner association (HOA) dues.


Porterville sits 30 miles southeast of Visalia and 70 miles southeast of Fresno, meaning Brookside and Laurelwood will both have quick access to Sequoia National Forest, Giant Sequoia National Monument and Kings Canyon National Park.


While it may only be their second project in Porterville, SJV Homes — in partnership with Presidio Residential Capital — has developed over 30 joint venture projects in the Central Valley, which shows their “deep roots in and a strong commitment to the Central Valley,” as is stated in their press release.


Although they may be assisting with projects in Central Valley, Presidio Residential Capital — headquartered in San Diego — has extended its reach to other states, such as Utah and Colorado, to continue its goal “to invest in excess of $100 million in capital for home-building projects in the Western United States in the next 12 months.”



Through their work, Presidio has infused more than $2 billion into the economy to capitalize the housing industry.
